Start with the questions that matter the most: residency, healthcare, cost of living, where to live and whether to rent or buy
Learn how foreign ownership works, what a fideicomiso does, what closing really costs and what happens from offer to ownership.
Understand pricing, capital gains, seller costs, documentation and what it takes to sell a Baja property successfully.
Compare neighborhoods, lifestyle, housing, healthcare, costs and current real estate before deciding where you belong.

Buying or selling property in Mexico works differently than it does in the USA or Canada. Ownership structures, notarios, escrow, closing costs and documentation can all be unfamiliar.
Our job is not simply to show you properties. It is to help you understand the process, ask better questions and make informed decisions before you commit.
The purchase price is only part of the budget. Use our closing-cost calculator to estimate the additional costs associated with buying property in Baja California Sur.
La Paz offers a relaxed coastal lifestyle without feeling like a resort town. You get the malecon, beaches, restaurants, outdoor recreation and the amenities of a real working city.
Housing ranges from walkable condos near Centro to larger homes and lots in areas such as El Centenario. What you get for your budget can change significantly by neighborhood and property type.
Expect a dry desert climate, abundant sunshine and very little rainfall for much of the year. Summers can be extremely hot, while winter and spring are considerably milder. Being on the Sea of Cortez means ocean breezes.
Your lifestyle and housing choice make the biggest difference. Current cost data show rent and everyday expenses can vary considerably depending on location, property size and whether you favor local or imported goods and services.
Central La Paz and the Malecon can be very walkable, but a car becomes much more useful for beaches, outlying neighborhoods and exploring Baja. La Paz also has its own international airport and ferry connections to mainland Mexico
The right neighborhood depends on how you want to live. Walkability, lot size, views, beach access, services and budget can vary substantially across La Paz. We've included some of the most desirable spots in the surrounding areas, such as La Ventana, Todos Santos, the East Cape, and Los Cabos as well.

Bought in La Paz
"We found Ian to be very welcoming and also very knowledgeable of the La Paz area. He patiently spent time with us touring the diverse neighborhoods of La Paz and showing us various properties within our budget. His laid-back demeanor meant we never felt any sales pressure as he simply let’s the city of La Paz sell itself which in truth really represents the relaxed Mexican culture. We would absolutely recommend him to friends and family who are interested in purchasing property in Baja California Sur."
- Mike Thayer

Bought From Canada
"My wife and I contacted Ian searching for a new home, from the comfort of our home in Canada. The advance work he did was great, and when we arrived in La Paz, meeting with Ian and finding the right home was an absolutely awesome experience. Over a year has passed and Ian continues to be a resource in helping us settle in our new home and community and find the resources we need to enjoy live here. Thanks Ian!"
- Gary & Daphne Reich

Sold a La Paz Home
"It was amazing good luck that I had already met Ian Wilson while walking with his mother on the beach. Since I had found him a personable and outgoing young man, I was pretty sure he could assist me when I decided it was time to sell my house. After contacting him, he set things in motion and it was very soon that my home was photographed and listed. To my shock and delight, we had a good offer immediately, and so the process continued seamlessly until the closing took place. Ian kept me informed and responded quickly to any questions I posed. The experience was painless and easy. Ian was very professional and made the experience a pleasant one. I have confidently passed on Ian’s name to several friends who are selling homes, and would continue to do so.”
