1. You Can Use MLS in La Paz

Like in the U.S., La Paz offers access to the Multiple Listing Service (MLS). The MLS provides a vast database of homes for sale, offering a wealth of information such as property taxes, square footage, HOA details, pricing, and more. This tool is a huge benefit for buyers, allowing you to browse listings and compare options before making a decision. Keep in mind that not all parts of Mexico have MLS, so it’s an added advantage for those looking in La Paz.

2. All Documents Will Be in Spanish

In Mexico, legal documents must be in Spanish, even if both parties are not Mexican. This is true when buying property in La Paz as well. All of our contracts will include courtesy translations into English, but not every brokerage will do that. Your real estate agent or lawyer in La Paz will assist with this, making sure everything is clear before you sign.

3. Work with a Certified AMPI Agent

In La Paz, make sure your real estate agent is a member of AMPI (Asociación Mexicana de Profesionales Inmobiliarios), Mexico’s national association for real estate professionals. AMPI agents are held to strict ethical standards and are knowledgeable about the local market. A house might give you more privacy, but it also comes with added responsibilities like hiring a gardener or pool maintenance service. A condo, on the other hand, often includes these services within the HOA fees, making it easier to manage while you’re away. La Paz offers excellent options for both homes and condos, many with stunning ocean views or proximity to the beach.

5. The Restricted Zone and Fideicomiso Trust

La Paz, like other coastal cities in Mexico, falls within the “restricted zone,” which means foreigners cannot directly own property within 50 kilometers of the coastline. However, you can still purchase your dream beachfront home in La Paz through a Fideicomiso (bank trust). This allows you to hold the property in trust with a Mexican bank, giving you the rights of ownership. Holding property via Fideicomiso is perfectly safe: you can renovate, sell...whatever you like. An added advantage to owning via Fideicomiso is that succession is built into the trust, meaning passing the property on is stress-free. The setup fee is usually around $1,200 to $1,600 USD, with an annual maintenance fee of approximately $500 USD.

6. Beachfront or Beach View?

In La Paz, you’ll find both beachfront properties and homes with beautiful ocean views just a short walk from the water. Beachfront living is incredible, but it comes with a higher cost for maintenance due to the wear and tear from salty sea air. Homes a little further from the coast can offer a stunning view and a lower price tag, making them an excellent alternative.

7. Is Renting Out Your Property Part of the Plan?

La Paz has a growing expat community, and the demand for rental properties continues to rise. If you plan to rent out your home when you’re not there, choosing a location in high demand—such as near the malecón (boardwalk) or within popular neighborhoods—will ensure a steady stream of rental income. La Paz is becoming a hotspot for eco-tourists, digital nomads, and retirees, making it an ideal place for rental investments.

Older homes in La Paz have that authentic Mexican charm, with beautiful terra cotta floors and vibrant tiles. However, they may lack modern amenities like elevators or updated plumbing. Newer developments often include these conveniences, making them a better long-term option for some buyers. 9. You’ll Need a Notary for Your Transaction

In Mexico, a Notary Public (Notario Público) is responsible for overseeing property transactions to ensure they comply with Mexican law. Your Notary will draft and review all closing documents, making sure the property is transferred correctly and legally. In La Paz, your real estate agent can recommend a trusted Notary to handle the process, ensuring everything goes smoothly. 10. Expect Buyer Closing Costs

In La Paz, as in the rest of Mexico, buyers are responsible for closing costs, which typically range between 4% and 6% of the purchase price. This includes the Notary’s fees and other legal expenses. Your Notary will provide an estimate of these costs upfront so there are no surprises at closing.
